1. Buy a tax deed in Texas and you can earn a 25% return on your money in one month.

True. If you purchase a tax deed in Texas and the owner redeems in less than a month, you still get the full 25% interest rate. In fact, if the owner redeems in less than a week, you can earn a 25% return on your money in one week. If the owner does not redeem the tax deed in six months, you get to keep the entire property for only the taxes owed.

2. You cannot purchase real estate with your self-directed IRA.

False. Although most IRA custodians are only setup to buy/sell securities such as stocks and mutual funds, IRS rules allow for the purchase of real estate through your self-directed IRA. A few savvy real estate investors are starting to realize the potential of self-directed real estate IRAs and are using this investment vehicle to buy foreclosures, tax lien certificates and tax deeds. With a self-directed real estate Roth IRA, you will never have to pay taxes on your capital gains.

3. You can buy real estate through your discount broker.

True. Using your discount broker, you can buy or sell ownership in just about any type of real estate including apartment buildings, commercial buildings, hotels and hospitals, through real estate investment trusts or REITs. Since their inception in 1960, REITs have outperformed the stock market with less investing risk.

4. You cannot safely earn a 24% to 36% return on your money.

False. In Iowa, tax lien certificates pay an annual interest rate of 24% and in Illinois; tax lien certificates pay an annual interest rate of 36%. County governments control the tax lien certificate sales, so the process is safe.

5. As a real estate investor, you can assist with the probate process of someone you do not know and make money doing it.

True. When heirs receive property during the settlement of an estate, oftentimes, they would rather have cash. Real estate investors that have cash and can settle the deal quickly, can purchase probate properties at a discount to market value and then resell them for a profit. As baby boomers near retirement age, estate settlements will become much more common, making probate investing a fast growing market for real estate investors.

6. You can buy tax liens through the mail or online without attending an auction.

True. Many states allow for this, the process is called buying over-the-counter.

Our goal at the 2005 Real Estate Investing Expo in Las Vegas was to help you get the full real estate investing story. We have highlighted the National Real Estate Investing Expo so that you can still recieve this valuable information covered by real estate experts.

Here is a small sample of the subjects we covered at the 2005 National Real Estate Investing Expo in Las Vegas:

Tax Sales (tax lien certificates and tax deed sales). In my opinion, tax sales are still one of the most undiscovered and lucrative real estate investing methods in existence. Tax lien certificates allow you to earn up to 36 percent per year while doing nothing more than attending a yearly government auction. At many tax deeds sales, you can still purchase real estate for 50% to 90% below market value. However, the rules regarding the sales can be complicated. During the 2005 Real Estate Investing Expo we covered tax sales in all 50 states and Canada so you can fully evaluate this real estate investing method for yourself.

Foreclosures and pre-foreclosures. Still the bread and butter of the real estate investing community, foreclosures and pre-foreclosures should be considered by any hard working individual that wants to start building a nest egg and earn current income while doing it. But, rarely have we seen a realistic portrayal of both the rewards and risks of investing in the foreclosure market. We aimed to do just that at the Expo.

Real Estate Investment Trusts (REITs). Ask someone to describe what a REIT is and you are probably going to get a blank stare. However, if you do not want to lift a paintbrush, become a landlord or attend a public auction, REITs are a great real estate investing alternative. In England, REIT ownership is 5 times higher than the United States. With interest rates at generational lows and baby boomers needing income to live on, everyone wants a safe and easy way to make a decent return on their money while still having the opportunity for their investment to grow. The Expo demonstrated how REITs should be considered by anyone wanting a stable investment that pays handsome dividends every quarter while still appreciating in value.

Mortgage notes. This market is relatively unknown but becoming bigger everyday. Mortgage notes represent another real estate investing method that allows you to make money as a real estate investor without becoming a landlord or attending government auctions.

Managing taxes - 1031 exchanges. It is difficult to become a successful real estate investor without understanding the tax implications of every real estate decision you make. Real estate investors are afforded many tax breaks, but only if you know what you are doing.

Real estate LLCs. Not having a business structure for your real estate investing endeavors is akin to not having insurance when you are driving your car. Forming a limited liability company is an excellent and simple method for protecting your personal assets. However, laws regarding LLCs vary greatly between states. We covered real estate LLCs in detail during the National 2005 Real Estate Investing Expo.

Environmental issues for real estate investors. This is an extremely important topic to real estate investors that is rarely discussed. It is probably the single greatest risk for real estate investors and a subject that deserves attention. The Expo covered asbestos, mold, lead paint, radon, underground storage tanks, Phase I and II environmental assessments, groundwater contamination and other environmental issues important to real estate investors. After all, learning to recognize the deals you should avoid is just as important as finding the deals you should make.

Self-directed IRAs for real estate investors. This topic represents a view into the real estate investing crystal ball. Many people have IRAs or 401(k)'s, but almost no one is happy with the results they are getting from the stock market. Over the next 10 years, I believe this will become a big trend in real estate investing and billions of dollars will move from IRAs that cannot invest in real estate to ones that can.
