Bryan Rundell

Mr. Rundell's focus has always been on the earth. 

As a small boy growing up in Topeka, Kansas, Mr. Rundell never tired of collecting just about anything nature provided, including rocks, minerals, bugs, reptiles, amphibians and fish. His favorite activities were always outside. Camping, fishing and hiking were top on the list. At 10 years old, Mr. Rundell dreamed of becoming a geologist and from then on he focused his education toward that goal.

In 1986, Mr. Rundell received a bachelor's degree in geology; and in 1988, Mr. Rundell received a master's degree in hydrogeology, the branch of geology that covers groundwater flow. While working as a hydrogeologist for engineering consulting firms, Mr. Rundell quickly learned that most clients wanted environmental surveys done so they could buy or sell real estate. However, it was often challenging to be able to translate the complex issues involved in real estate environmental assessments to the private and government clients that needed to understand how to proceed. 

To meet the needs of these clients, Mr. Rundell spent many hours developing detailed reports, supporting graphics and presentations so each client would have the ability to make a more informed decision regarding properties with environmental contamination. Out of these efforts, Mr. Rundell had to become a good researcher, writer and communicator. Also, out of these efforts, Mr. Rundell started to realize the value of real estate, and bought three rental homes during the real estate recession in the early 1990s. 

In 1994, Mr. Rundell became a Senior Hydrogeologist, but after five successful years as a top scientist in an engineering/consulting firm, he wanted more. So in December 1999, Mr. Rundell co-founded Mind Like Water, Inc., an Internet company that focused on providing scientifically researched information to niche audiences.

Like most startups, the company went through many trials and tribulations in the early years. However, the company founders never gave up and eventually carved out a niche informing others of how they found success and enjoyment as real estate investors. 

Instead of just recanting life stories, however, Mr. Rundell recognized the importance of performing detailed research on real estate strategies and techniques using the rigors of the scientific method to prove the validity of the methods. From this research, it became clear that four forms of real estate investing consistently provided superior returns to real estate investors. These methods included foreclosures, tax liens, tax deeds and REITs (real estate investment trusts).

In Mr. Rundell's opinion, few of these topics were covered in enough detail in most publications; information on tax liens and tax deeds was especially lacking. This was primarily because every state had different laws regarding the tax sales and the laws were constantly changing. 

In January 2001, to meet the needs of real estate investors, Mr. Rundell started an exhaustive research campaign to develop a comprehensive real estate investing product that would cover–in detail–foreclosures, tax liens, tax deeds and REITs. The product would cover all 50 states and Canada, and would include detailed county information for the largest counties that conducted tax sales, something that had never been done before. To be included, all the methods covered in the book needed to withstand scientific scrutiny and contain enough information so real estate investors could understand the steps in the process.    

As the projected started to gain momentum, the entire staff at Mind Like Water lent a hand. From the beginning, the resulting product, Rogue Real Estate Investor Collection, has been a success. The first version of the product was launched in July 2001. To keep the information current, updated versions of the product are created about every six to nine months. The most recent edition was completed in March 2004, and a 2005 edition of Rogue Real Estate Investor Collection will be released in November/December 2004.  

As an added touch, Mr. Rundell provides phone and email support so customers can ask questions as they study the real estate investing techniques. This personal support has proved to be very popular. Recently, to allow offline sales, Mind Like Water entered into a contract with Biblio Distribution to distribute the 2005 edition in retail stores, starting in early 2005. 

Mr. Rundell also believes in "eating his own cooking." To keep up with real estate values, tax sale procedures and real estate investing techniques, every month Mr. Rundell and other Mind Like Water staff members go to tax sales in various locations across the United States.

Beginning in December 2003, Mr. Rundell began offering an online investing course for individuals who wanted more hands-on training and knowledge of the tax lien and tax deed markets. The course includes 12 separate lessons that cover everything from real estate deeds and clearing titles to attending tax sales and bidding at auctions. The course is entirely Internet-based, so customers all over the world can take the course. Mind Like Water is currently working on getting the course accredited so customers can earn continuing education credits while learning about tax liens and tax deeds.                       

In September 2004, Mr. Rundell started teaching real estate investing seminars. The first course was held in southern California and classes are currently available in other parts of the country, such as Illinois, Texas, Florida and Arizona.

Mr. Rundell's philosophy regarding real estate investing can be summarized as follows:

"Anyone can succeed as a real estate investor. Unlike stock investing, which requires the complicated process of valuing companies, most individuals can interpret and understand real estate values if they have lived in an area for very long. Knowledge and patience are often the difference. Provide the knowledge that real estate investors need to make investment decisions for themselves, and the rest will often take care of itself."
